What is a Portfolio Appraisal?

Drive By Appraisals. Desktop Appraisals

These are appraisals on a large group of properties that are generally of different types and in different locations but belong to a same portfolio, either NPL or REO.

There are two different methods for the appraisal of portfolios: Drive By appraisals and Desktop appraisals. The first require visiting the property and doing an external visual inspection of it, whereas the second are done remotely using the documents provided.

The regulatory framework of all these appraisals will depend on the purpose of the appraisal, so we will have appraisals subject to:

  • RICS and IVS, in an international context that may be needed by an investment fund or any other entity.
  • Order ECO/805/2003 within the Spanish context of Memorandum 4/2017 of 27 November on public and reserved financial reporting rules and financial statement models, or Memorandum 5/2015 of 30 September which sets forth the accountancy particularities of Sociedad de Gestión de Activos Procedentes de la Reestructuración Bancaria, S. A. (Sareb). Both memoranda were issued by the Bank of Spain.
